A. Information you give us

When you register, list a property, apply for services, contact support or speak with an RM, you may provide:

  • Identity & contact: name, mobile number (OTP), email, profile photo.
  • Property details: address, locality, property type, built-up / carpet area, price, photos, video, floorplans.
  • Verification documents: sale deed, khata/RTC/patta, encumbrance certificate, property tax receipts, electricity bill, government ID (Aadhaar / PAN / Passport / Driving licence), owner selfie with location for verification.
  • Service & transaction data: subscription plan, invoices, payment details (as required by payment processors), RM notes and communication history.
  • Loan & legal forms: loan application details, income and employment details, and documents submitted for loan or legal services.
B. Information we collect automatically
  • Usage data: pages visited, search queries, clicks, IP address, device and browser information, session logs.
  • Location & maps data: approximate location from IP and exact location when you permit (for map auto-fill or property pinpoint via Google Maps API).
  • Cookies & tracking: cookies, pixels and similar technologies for analytics, advertising and preferences.
C. Information from third parties
  • Third-party services: information from payment processors, credit/loan partners, identity verification providers, analytics services, Google Maps, and other integrations used to provide the service.

3. How We Use Your Information

  • Provide, operate and improve BMU features (search, listings, filters, maps).
  • Verify property ownership and documents and issue Verified Badges.
  • Enable communication between buyers, sellers, brokers and Relationship Managers (RM). RMs may access contact details and listing summaries to match and coordinate deals.
  • Process payments, billing, refunds and invoices for paid plans and add-ons.
  • Provide loan assistance and legal services by sharing necessary details with lending/legal partners (with your consent).
  • Prevent fraud and abuse, conduct compliance checks (RERA, DTCP/BMRDA tagging), and handle disputes or legal requests.
  • Personalize content, show relevant listings, deliver alerts and marketing (if you opt in), and analyze product usage for improvement.

4. Lawful Basis & Consent

Where required by law, we rely on your consent to process personal data (e.g., marketing, document upload). For core platform functions (providing service, verifying ownership, fraud prevention, legal compliance), we rely on contractual necessity and legitimate interests.

5. Sharing & Disclosure

We may share your information with:

  • Other users: contact details and listing details you make public or share via our messaging/lead flows (buyers, sellers, brokers).
  • Relationship Managers & Services teams: to assist in shortlisting, scheduling, legal checks, loan assistance and deal closure.
  • Third-party partners: payment processors, analytics providers, identity verification services, Google Maps API, lending partners and legal partners — only when needed to provide the requested service.
  • Legal and compliance: when required by law, court orders, government/regulatory authorities, or to protect rights and safety.
  • Acquirers & corporate transactions: if BMU merges with or is acquired, user data may be transferred as a business asset; users will be notified where required.

We do not sell your personal data to third parties for their own use.

6. Document Handling & Sensitive Data

Documents used for verification (sale deed, Aadhaar, PAN, etc.) are treated as sensitive and stored securely. Access is restricted to verification teams and authorized personnel, and shared only with your consent or as needed for loan/legal services you request.

7. Data Retention

We retain data only as long as necessary for:

  • Providing transactions and services (duration of listing, services engagement),
  • Legal, tax and accounting obligations (typically up to 7 years for invoices),
  • Fraud prevention and dispute resolution (commonly 3–7 years).

You may request deletion of your account and data — see Section 10.

8. Security

We implement administrative, technical and physical measures to protect data (access controls, encryption at rest and in transit where applicable, secure servers, internal audits). No online system is 100% secure; if a breach occurs we will notify affected users and authorities as required by law.

9. Cookies & Tracking

We use cookies and similar technology for:

  • Essential site functionality (sessions, authentication),
  • Performance & analytics (to improve search, UI and features),
  • Advertising & personalization (with opt-in where required).

You can manage cookie preferences through our cookie banner and browser settings. Disabling certain cookies may affect functionality (e.g., saved searches, preferences).

10. Your Rights & Choices

Depending on applicable law, you may have rights to:

Account deletion: Deleting your BMU account will remove your profile and most personal data, though we may retain limited records to comply with legal obligations or for legitimate business interests (e.g., fraud prevention).

11. Communications & Marketing

If you opt in, we may send promotional communications about BMU plans, products and services. You can opt out of marketing messages at any time via unsubscribe links or your account settings.

12. Third-Party Links & Services

BMU may link to or integrate third-party services (payment gateways, maps, analytics, lending partners). Third-party services have their own privacy practices — we recommend reviewing their policies. We are not responsible for their practices.

13. Minors

BMU is not intended for users under 18. We do not knowingly collect personal data from children under 18. If you believe we have collected data from a minor, contact us to request deletion.
