Terms and Conditions
Please read these Terms & Conditions (“Terms”) carefully. These Terms govern your access to and use of BMU’s website, mobile apps, services and related products (the “Platform”). By accessing or using the Platform you agree to be bound by these Terms. If you are accepting on behalf of a company or other legal entity, you represent that you have authority to bind that entity.

Please read these Terms & Conditions (“Terms”) carefully. These Terms govern your access to and use of BMU’s website, mobile apps, services and related products (the “Platform”). By accessing or using the Platform you agree to be bound by these Terms. If you are accepting on behalf of a company or other legal entity, you represent that you have authority to bind that entity.
NOTE: These Terms are drafted to cover BMU’s core listings, verification flows, Relationship Manager services, paid plans and service add-ons as described in our product documentation. For specific product features and pricing, see our Listing Details and Pricing documents.
1. Definitions
- BMU / We / Us / Platform: BMU and its affiliates that operate the property marketplace and related services.
- User / You: Any person or entity accessing or using the Platform, including buyers, sellers, landlords, brokers, agents and channel partners.
- Listing: A property listing published on the Platform by a lister (owner, broker, or authorised representative).
- Verified Listing / Verified Badge: A listing that has successfully passed BMU’s ownership and document verification process. See Section 6.
- Relationship Manager (RM): BMU staff or authorised third-party personnel who assist users with shortlisting, communication, negotiation and closure services. See service levels in our product documentation.
- Paid Plans: Subscription/one-time services offered by BMU (e.g., Smart Connect, Assist Connect, Closure Assist and verified plan variants) as described in our Pricing documents.
2. Acceptance & Modification of Terms
- 2.1 These Terms constitute a binding legal agreement between you and BMU. If you do not agree, do not use the Platform.
- 2.2 BMU may modify these Terms at any time by posting updated Terms on the Platform. Material changes will be notified to account holders by email or in-app notice. Continued use after notice constitutes acceptance of the revised Terms.
3. Account Registration & Eligibility
- 3.1 Account: To use certain features you must register and create an account. You agree to provide accurate, current and complete information and to keep it updated.
- 3.2 Verification: We may require identity and contact verification (e.g., mobile OTP). Failure to complete verification may restrict or block access.
- 3.3 Eligibility: You must be at least 18 years old and authorised to list a property or act on behalf of a property owner where applicable. BMU is not intended for minors.
4. Listing Terms & Your Responsibilities
- 4.1 Listing Accuracy: You represent and warrant that all information you submit for a Listing (description, price, photographs, property documents, RERA number where applicable, ownership status, Khata/RTC/patta, etc.) is true, accurate and up-to-date.
- 4.2 Authority to List: You must be the owner, authorized person, or broker authorised by the owner to list the property. False claims of ownership, forged documents, or impersonation are strictly prohibited.
- 4.3 Prohibited Listings: You must not list properties that are illegal, infringe third-party rights, involve illicit activities, or violate applicable laws, RERA rules, DTCP/BMRDA regulations or Platform policies.
- 4.4 Updates & Removal: You must update or remove Listings promptly (e.g., once sold, rented or no longer available). BMU may remove Listings that violate these Terms or where BMU believes a Listing to be fraudulent.
5. Verification & Verified Badges
- 5.1 Verification Process: BMU may require document uploads (sale deed, Khata/RTC/patta, EC, tax receipts, government ID, owner selfie with location capture, etc.) for verified listings. Our Verification Admin or third-party verification partners will review documents.
- 5.2 Verified Badge: Granting a Verified Badge is conditional on successful verification. BMU may revoke the Verified Badge if subsequent checks fail or new information arises.
- 5.3 No Guarantee: A Verified Badge reduces risk but does not guarantee absence of defects in title, encumbrances, or correctness of information. Buyers should perform their own due diligence and legal checks; BMU provides optional legal check services.
6. Relationship Manager (RM) & Services
- 6.1 RM Role: RMs assist with shortlisting, lead qualification, scheduling, negotiation, and documentation guidance. RMs do not act as legal counsel unless expressly providing paid legal services.
- 6.2 Scope of Assistance: The level of RM involvement depends on your plan (Smart, Assist, Closure and verified plan variants). Details of inclusions and limits are in our Pricing documentation.
- 6.3 No Agency: Unless otherwise agreed in writing, RMs are not agents of buyers or sellers for legal purposes and do not hold funds on your behalf. Any offline or assisted services requiring escrow or payment will be governed by separate written agreements.
7. Payments, Fees & Refunds
- 7.1 Fees: Use of certain Platform features (boosts, premium visibility, verified listing, RM services, add-ons) requires payment. Pricing, validity (e.g., 45/90 days) and plan details are provided in our Pricing docs. Fees are exclusive of taxes (e.g., GST) unless stated otherwise.
- 7.2 Payment Processing: Payments are processed by third-party payment processors. By paying you authorize us to charge your selected payment method. We do not store full payment card data unless explicitly stated.
- 7.3 Refunds & Cancellations: Refunds are as per our Refund Policy and specific plan terms. Generally, paid plans are non-refundable after activation unless otherwise stated or required by law. Add-ons may have separate refund rules. If you dispute a charge, contact BMU support promptly.
- 7.4 Taxes: You are responsible for any taxes, duties or levies related to your transactions on the Platform. BMU will collect and remit taxes where required by applicable laws.
8. User Conduct & Prohibited Activities
- 8.1 Acceptable Use: You must not use the Platform to harass, defraud, misrepresent, spam, scrape data, reverse-engineer, or perform any action that impairs the Platform or other users’ experience.
- 8.2 Broker Disclosure: Brokers and agents must clearly disclose their status and contact information where required by law. Hiding agent/broker identity or pretending to be an owner is prohibited.
- 8.3 Automated Access: Automated scraping, bots or unauthorised APIs are prohibited without BMU’s prior written permission.
9. Intellectual Property
- 9.1 BMU IP: All software, content, UI, design, trademarks and other intellectual property of BMU are owned by BMU or its licensors. You may not copy, reproduce, modify, create derivative works, publicly display or distribute BMU’s IP without written permission.
- 9.2 Your Content License: By uploading content (listings, photos, videos, floorplans, descriptions) you grant BMU a worldwide, royalty-free, sublicensable, transferable, perpetual license to host, display, reproduce, adapt and promote that content on the Platform and in marketing related to BMU services. You represent that you own or have the right to grant this license.
- 9.3 DMCA & Takedown: If you believe your copyrighted work is used in a way that infringes your rights, follow our copyright policy to provide notice. BMU will respond as required by law.
10. Privacy & Data Protection
- 10.1 Privacy Policy: BMU collects and processes personal information in accordance with its Privacy Policy. By using the Platform you consent to the collection, use and sharing of information as described in that policy.
- 10.2 Data Required for Services: Certain services (e.g., verification, RM support, loan assistance) require submission of sensitive documents. You consent to BMU processing such documents for verification and service delivery.
11. Third-Party Services & Links
- 11.1 Integrations: The Platform may integrate with third-party services (payment gateways, Google Maps API, identity verification, lending partners). BMU does not control these third parties and is not responsible for their terms or actions. Examples include address autofill and map services.
- 11.2 Third-Party Offers: BMU may refer users to third-party service providers (legal, home loan, property development services). Any contract you enter with such providers is between you and that provider.
12. Disclaimers & Liability Limitations
- 12.1 No Warranty: The Platform and Services are provided “as is” and “as available” without warranties of any kind. BMU disclaims all implied warranties, including merchantability, fitness for a particular purpose and non-infringement to the fullest extent permitted by law.
- 12.2 No Title Guarantee: BMU does not guarantee title, legality, encumbrance-free status, or correctness of information of any Listing even if Verified. Buyers must conduct independent due diligence, legal checks, and property inspections.
- 12.3 Limitation of Liability: To the maximum extent permitted by law, BMU’s aggregate liability for all claims related to the Platform and Services will not exceed the amount you paid BMU in the 12 months preceding the claim (or ₹10,000 if you paid nothing). BMU is not liable for indirect, incidental, consequential, special, exemplary or punitive damages, lost profits, or loss of data.
- 12.4 Risk Allocation: You acknowledge that certain risks are inherent in property transactions and agree that BMU’s fees reflect the allocation of these risks.
13. Indemnity
You agree to indemnify, defend and hold harmless BMU, its affiliates, officers, directors, employees and agents from any claims, liabilities, damages, losses and expenses (including reasonable legal fees) arising from your violation of these Terms, your Listings, or your use of the Platform.
14. Termination & Suspension
- 14.1 Termination by You: You may close your account by following the account deletion process. Certain data may be retained as required by law or for fraud prevention.
- 14.2 Termination by BMU: BMU may suspend or terminate accounts and remove Listings if you breach these Terms, engage in fraudulent or illegal behavior, or on other reasonable grounds. BMU will notify you where practicable.
- 14.3 Effect of Termination: Upon termination, your license to use the Platform terminates, but provisions that by their nature should survive (e.g., indemnity, IP, liability limitations) will survive.
15. Dispute Resolution & Governing Law
- 15.1 Governing Law: These Terms are governed by the laws of India.
- 15.2 Dispute Resolution: If a dispute arises, parties will attempt to resolve it amicably through good faith negotiation. If unresolved within 30 days, disputes shall be finally resolved by arbitration under the Arbitration and Conciliation Act, 1996, in Bengaluru, India (or another city if mutually agreed). The arbitration award will be final and binding.
- 15.3 Injunctive Relief: Either party may seek interim injunctive relief in a court of competent jurisdiction to prevent irreparable harm.
16. Notices
Notices to you may be delivered via email, in-app messages or posted on the Platform. You agree notices delivered to the email address in your account are effective.
17. Miscellaneous
- 17.1 Entire Agreement: These Terms and any documents expressly incorporated (Privacy Policy, Pricing, Refund Policy) constitute the entire agreement between you and BMU concerning the subject matter.
- 17.2 Severability: If any provision is found invalid, the remaining provisions remain in force.
- 17.3 Assignment: BMU may assign or transfer rights and obligations (e.g., in a merger). You may not assign your rights without BMU’s prior written consent.
- 17.4 No Waiver: Failure to enforce any right is not a waiver of that right.
18. Special Product Notices (Summary)
- Verified Listings & Verification Documents: Owners should upload required documents for verification. BMU’s verification process and badge are described in our Listing Details. Users should still conduct due diligence.
- Plans & Validity: Paid plans (Smart, Assist, Closure; Verified variants; Premium Visibility Plans) have defined validity periods (e.g., 45 / 90 days) and deliverables; refer to our Pricing document for exact inclusions and add-ons.
- Services Team: BMU’s Services teams (Property Development, Loan Assistance, Legal Check, Conversion Assistance, Katha Transfer) may be engaged as paid services; separate terms may apply.
